What is an EPC?
An EPC, or Energy Performance Certificate is a 3 to 5 page document that shows the energy rating of a property. Properties are rated from A the highest to G the lowest. The average UK property is a D60. The higher the rating, the lower the energy running costs will be.
The EPC also gives an indication of the energy running cost of the home as well as giving energy saving recommendations that will help to lower your energy bills. The report is carried out by an accredited Domestic Energy Assessor. The Assessor will visit your home and gather information about the existing lighting, heating, glazing and insulation as well as dimension of the property. A visit typically takes around 40 minutes, but does vary depending on the complexity of the property.
The information gathered by the Assessor is then input into approved software to produces your EPC. The EPC is then lodged onto the EPC register. The EPC is valid for 10 years.
The EPC can be required for different reasons. Some of the most common reasons are:
- Selling a property
- Letting a property
- Making a claim on the renewal heat incentive (RHI)
- Obtaining a loan from the bank against the property.
- Obtaining grant funding for energy saving improvements,

The Minimum Energy Efficiency Standard (MEES) came into force on the 1st April 2018. This means that all new lets, or tenancy renewals must be an energy rating of at least an E.
