What Is An EPC?
An EPC or energy performance certificate is a 3 to 5 page certificate which shows the current energy rating of a property. It is a legal document required when selling or renting out a property. It rates the building from an A, which is the highest to a band G the lowest. It will also show recomendations that will improve the energy rating of the property.
All EPCs will be stored online on a central government register. The certificate is valid for 10 years. The EPC must be at minimum an E rating in order to rent your property. If the rating is F or G, the property cannot legally be let.
There is no minimum rating required when selling a property, however lenders are increasingly offering better interest rates based on the rating of the EPC.
How Is An EPC Done?
To produce an EPC, a qualified Assessor must visit the property. The building’s dimensions, construction details and wall types are collected. Additional information about the heating, insulation and glazing is also collected.
Photographs are used to show the elements in the property. These photos are needed for audit purposes.
Depending on how complex the building is, it takes approximately 20 minutes to 45 minutes to complete the visit.
Once the data has been gathered, the data is entered off site into approved government software, which runs the calculations to generate the property’s energy ratings and recommendations.
The EPC can then be lodged to the Government register, and the certificate number will be sent to the customer. You will then be able to view the complete EPC online.

EPC Checklist
There is actually very little the customer needs to do to prepare for an EPC survey. Providing the documentary evidence of any loft conversions, and cavity wall insulation, if the building is rendered, along with proof of the date the windows were installed if after 2002. The only other key thing that a customer needs to do is ensure that access is available to the following items:
- All rooms in the property
- Gas and electric meter
- Loft hatch
- Boiler and hot water cylinder if present
- If the loft is boarded access to evidence and measure the insulation in a few different locations. This may mean lifting some boards prior to survey date.
The EPC is calculated using many factors within the property, so ensuring that all the required data can be obtained during the visit will help the rating. An EPC can still be completed if some of the items are inaccessible but this is likely to have a negative impact on its rating.
The EPC is not a condition report of the property, so we won’t need any maintenance or service records.
EPC Assessors
An EPC Assessor has to be fully qualified to undertake domestic energy assessments. They are regularly CRB checked and are continually audited on a percentage of the assessments they undertake. They also have to maintain regular continued profession development (CPD) courses to ensure they are to date with changes in the industry.
If your building is a commercial property then you will need a commercial EPC, which is not something we currently offer.

The Minimum Energy Efficiency Standard
A domestic EPC rates the energy performance of a building from an A, the highest, to a G the lowest. To legally let a property, the energy rating must be as least an E. The regulations that govern this is called The Minimum Energy Efficiency Standard or (MEES) for short.
If your property is currently an F or G it cannot legally be rented. If there is an existing tenant in the building and the rating is lower than an E, then the landlord has to take steps to get the rating up to an E.

What Does An Energy Performance Certificate Involve?
The Assessor collects information about the building’s construction and age. The Assessor also collects information about the heating, insulation and glazing. The Assessor then enters the data into approved Government software. This then rates the property from A to G.
Can You Fail An EPC?
Technically you can’t really fail an EPC, as the report simply shows the energy performance rating of the property. However, certain organisations may require the EPC to have a minimum rating for their own internal purposes. Here are some examples:
Rental: to legally rent a property the property must be at least an E on the epc rating.
Lenders: many lenders are starting to demand that the EPC shows an E rating also. In some cases if it doesn’t reach an E, then further restrictions may be put on the lender, such as holding back an amount until the minimum standard is reached.
On the other side of the coin, under the Local Authority Green Homes Grants Scheme, grant funding would only be available to properties that are an E, F, or G epc rating. These are the properties that are more costly to run and would benefit most from energy efficiency improvements.
How Long Does An EPC Last For?
The EPC is lodged on a government register. The energy performance certificate last for 10 years. After the period of 10 years, the certificate will still stay on the register but will show as being expired.
Can I Do My Own EPC Certificate?
Doing your own EPC Certificate is not something you can do yourself. It can only be done by an accredited Domestic Energy Assessor who is accredited by a government approved scheme manager. Only these people will have access to the approved software systems. Assessors are continually audited to ensure they are working within the scheme boundaries.
Do I need to renew an EPC during a tenancy?
From April 2020 all rented properties must have a valid EPC. Also the EPC must meet the Minimum Energy Efficiency Standard (MEES) of an E rating. This means once the EPC has expired regardless of the position of the tenancy, then an EPC is required.

What happens when the EPC expires?

When did an EPC become a legal requirement?
The EPC became a legal requirement as part of EU regulations on 1 August 2007. It was then part of the Home Information Pack and was only required on detached homes. It was subsequently expanding to all properties. The certificate is valid for a period of 10 from the time it is registered.
Can I sell a property with an EPC rating of F?
Yes you can sell your property whatever the rating. The main purpose of providing the certificate to the prospective purchaser is that you are providing them with the information. After that it is up to the customer to make their own decisions on the purchase.
