An EPC is carried out by a qualified and approved domestic energy assessor. The Assessor must visit the property to get the necessary information.

The assessor will take dimensions of the home and also collect information regarding the present lighting, heating, glazing and existing insulation. It may take between 20 and 40 minutes, dependant upon the complexity of the property..

The information put into the software program is based on proof that the Assessor gathers during the visit. Typically your Assessor can get almost all the information whilst going around the home.

The Assessor must take photographic or gather documentary information which is necessary for audit purposes. If no proof is gathered then the Assessor has to enter the term “as built” in to the software. In this instance the software program will use what the property would have been built with based on it’s age.

Whenever you can supply documentary proof of any of these kinds of improvements then these can be shown on the Certificate and is likely to enhance the rating of your EPC Certificate.

The 3 mains items that have the biggest impact on the energy rating are:


• The heating system.
• The main source of fuel for heating the property
• The levels of insulation in the property.

Main Source of Fuel
UK homes are typically heated by either of these kinds of fuel sources: gas, peak rate electric, off peak electric, oil, bulk or bottled LPG. So for instance a property or home heated by gas would cost you around 4.64 pence per kwh and the identical property or home which is heated by bottled LPG 23p per kwh. {*source 2019 Nottingham Energy Partnership.} So with a typically semi-detached using around 12,000 kwh to heat the property, it would cost you £696 to heat by gas in comparison to £2,760 for bottled LPG.. Therefore running costs affects the EPC rating. Double glazing
This particular one may come as a surprise, but upvc double glazing does not have as major an impact on the EPC as most people would assume. Certainly not as much as the heating, the insulation and the type of fuel used in the property as mentioned before. However, where it does have a more substantial impact, is if the property is upgraded from single glazing to double glazing. When you are improving from pre 2002 upvc double glazing, to current double glazing, this will only show as a small rise in the energy rating of the property.

With double glazing the perception is typically felt by the customer in terms of comfort from a reduction in draughts. Unfortunately the EPC doesn’t take into account the condition of any particular item, this comfort gain is not recorded.

 

Low Energy Lights
Again low energy lighting does indeed help the Energy Performance Certificate since they are an inexpensive improvement that makes a contribution to cheaper energy costs but nowhere near the same contribution as insulation, heating and heating controls.

What Is The Minimum Rating For A Rental Property

An EPC rates the home from an A, the highest, to a G the lowest. To legally rent a property, the energy rating needs to be not less than an E. The policies that regulate this is known as The Minimum Energy Efficiency Standard or (MEES) in short. For additional information on MEES go to the government website for landlord guidance.

If your property is currently an F or G it cannot legally be let on a new rental. Should there be an existing tenant in the property and the rating is lower than an E, then the landlord needs to do something to get the rating up to an E.

How To Find If You Have A Valid EPC

The Ministry of Housing Communities and Local Government have for the last 10 years kept a register of all Energy Performance Certificates. The register is found at www.epcregister.com. You should check here to see if your properties have a valid Certificate and determine that they meet at least the required E rating.

A recently available article in the Telegraph taken from information on the register found that around 250,000 landlords are yet to conform to the new rules. The article can be found here.   • Can You Let A Property Without Having An Energy Performance Certificate?
    No. From April 2020 all rental homes need to have a valid EPC recorded on the EPC register. To legally rent a property the energy rating of the EPC needs to be at least an “E”, or the property must have a valid exemption.

    The EPC rates a property from A 100 (the most efficient) to G 0 ( the least efficient). The rating of an average UK property is a D60 Rental properties should be at least an E rating. If it is not an E then the landlord would have to carry out some of the recommendations on the EPC to raise the rating. If an E rating can not be achieved, then an exemption can be applied for by going to the Government website and applying for an exemption on the PRS register.

    Is There A Minimum EPC rating to Let A Property?
    The minimum EPC rating for rental is an ‘E’. The EPC rates a property from A, the best to G, the worst. Dwellings rated F or G, after April 2020, cannot legally be let. Energy Efficient improvements will need to be made, or a valid exemption applied for.
    What Is The Fine For Not Having An EPC?
    A set penalty charge of £200 can be given for failure to comply in the following situations: on sale or rent the owner or landlord failed to make a valid domestic EPC available free of charge to the potential buyer or tenant at the earliest opportunity.
    Can An EPC Fail?

    Can A Home Be Marketed With No EPC?
