What is An EPC?

More Info
An EPC is a legal report that gives recommendations on energy saving measures that can make a property more affordable to run. EPC stands for Energy Performance Certificate. Very much the same as the energy rating found on electrical home appliances, it will give the home a rating between an A (100) to a G (0). An average UK property is rated at a D60.

Why You Need One

More Info
{There are various reasons that you may be asked to provide an EPC. The most common of these are if you are selling a property or if you are renting a property. It is a legal requirement that an EPC is given to the other party.}.

• For a remortgage
• Making a claim for funding under the Renewable Heat Incentive Scheme (RHI)
• Getting grant funding through the Energy Company Obligation Scheme (ECO)

All the above illustrations refer to existing residential properties. If you have been requested by building control to produce an EPC in conjunction with recent building work, they will be looking for what’s called a SAP EPC. This sort of EPC is called a SAP EPC and is required by building control to demonstrate compliance with building regulations for any recent construction work you have undertaken. Should you need a SAP EPC, then CLICK HERE. If you’re not certain, just phone us for further guidance.

How To Get One Done

More Info
An EPC is carried out by a qualified and accredited domestic energy assessor. The Assessor has to visit the property to get the required information.

Your Assessor will take dimensions of the home plus gather details about the existing lighting, heating, glazing and existing insulation. A typical size home takes between 20 and 30 minutes..

The details are then input approved government software which generates the certificate. The Certificate is then lodged on the national EPC register and you should receive it by email typically in a couple of days. However, should you need your EPC urgently, for a modest additional charge, we can produce an EPC for you on the same day of the visit. We call this an express EPC.

Here we will provide you with some basic guidelines to ensure that your EPC reflects your property in the very best light.

These things will enhance your EPC rating

More Info
The information put into the software program is based on proof that the Assessor gathers during the visit. Typically the Assessor will get most of the information whilst going around the home.

Your Assessor must take photographic or obtain documentary information which is needed for audit purposes. If no proof is gathered then the Assessor has to enter the term “as built” into the software program. In this instance the program will use what the property would have been built with based upon it’s age.

If you can provide documentary proof of any of these types of improvements then this can be shown on the EPC and will probably help the rating of your EPC Certificate.

• Solar Thermal, or Solar PV – An MCS certificate from contractor.

• Floor insulation/ sloping ceiling insulation – receipt from installer showing thickness fitted.

• Roof conversions year it was constructed – building control sign off, dated architects plans.

• Double glazing improvements to the majority of the property – Certificate from Fensa, or dated receipt from the installer.

• Any wall insulation External/Cavity/Internal– Any guarantees, or invoice from the contractor

These make the biggest difference

More Info
The 3 mains items that have the biggest impact on the energy rating are:

• The main source of fuel for heating the property
• The levels of insulation in the property.
• The heating system.

Main Source of Fuel
UK homes are typically heated by either of these kinds of fuel sources: gas, peak rate electric, off peak electric, oil, bulk or bottled LPG. So for example a property or home heated by gas would cost around 4.64 pence per kwh and the identical property or home which is heated by bottled LPG 23p per kwh. {*source 2019 Nottingham Energy Partnership.} So with a typically semi which uses around 12,000 kwh to heat the property, it would cost £596 to heat with gas when compared with £2,760 for bottled LPG.. Therefore running costs impacts the EPC rating. Higher costs equates to lower scores.

Levels Of Insulation
Good levels of insulation ensures that the demand on the heating system is kept down, and it also results in a more comfortable home with lower running costs.

The Heating System
An efficient heating system with good controls such as room thermostat, thermostatic valves and programmer helps to keep energy bills down. This all contributes to a better rating on the EPC.

These make less difference

More Info
Double glazing
Although improvements to the double glazing can make a difference, the most significant difference is actually really achieved when improving from single glazed to doubled glazed. If you are simply modernising from pre 2002 double glazing, this would only show as a modest improvement in the energy rating of the home. With double glazing the perception is typically experienced by the customer in terms of comfort from a reduction in draughts. As the EPC doesn’t take into account the condition of any specific item, this comfort gain is just not measured.

Low Energy Lights
Again low energy lighting does help the Energy Performance Certificate as they are an inexpensive improvement that contributes to lower energy costs but nowhere near the same contribution as insulation, heating and heating controls.

EPCs And Rental Properties

More Info
As From April 2020, all existing rental properties should have a valid EPC. Before that date an EPC was only necessary on new rentals. Penalties can be issued by the local authority for breach of this.

What Is The Minimum Rating For A Rental Property

More Info
The Minimum Energy Efficiency Scheme (MEES) puts an onus on landlords to supply rented homes that meet a minimum standard of energy efficiency. All rented properties have to be not less than an energy rating of an E. If it is an F or a G rating, then the landlord will need to take steps to reach the minimum.

This is where the landlord must work closely with the Energy Assessor to work out cost effective solutions to attain the standards.

In the event the landlord has put in up to £3500 and the property still doesn’t achieve an E, then the landlord can apply for an exemption. We’re happy to give guidance all the way.

How To Find If You Have A Valid EPC

More Info
The Ministry of Housing Communities and Local Government have for the last 10 years maintained a register of all EPCs. The register is available at www.epcregister.com. You should check here to see if your properties have a valid EPC and determine that they meet at least the minimum E rating.

A recent article in the Telegraph taken from information on the register discovered that around 250,000 investors are yet to conform to the new rules. This article is available here. Make sure you are not one of those. As time passes, we expect more and more Local Authorities to get up to speed with enforcements.

The rules, nevertheless, are not intended to be onerous. The 1st step to take is to get an EPC lodged on the register and should it be less than an E, to demonstrate you are taking or have taken steps to attain an E. Even if it doesn’t reach an E, there are specific exemptions that you may then be able to apply for. We can provide expect recommendations on all aspects of MEES.
