All of the above examples refer to existing residential properties. If you have been requested by building control to produce an EPC in conjunction with recent building work, they are looking for what’s called a SAP EPC. This sort of EPC is produced along with SAP calculations to show that building work has met specific standards required by the building regulations. The assessor will take dimensions of the property as well as collect information about the existing lighting, home heating, glazing and existing insulation. A normal size home normally takes around 20 and 30 minutes..
The details are then input approved government software which then creates the EPC. The EPC is then lodged on the national EPC register and you should receive it by email typically in a couple of days. However, should you require your EPC quickly, for a modest additional charge, we will provide an EPC for you on the same day of the visit. We call this an express EPC.

How You Can Enhance Your EPC Rating
Here we will offer you some easy guidelines to ensure that your Energy Performance Certificate shows your property in the very best light.
These will enhance your EPC rating

What we need to avoid is the Assessor putting into the software program the term “as built” for items that are needed where no proof is obtained. When the term “as built” must be used then the program will default to the worst case scenario based on what would have been there when the property was built. EPC rating.
Whenever you can supply documentary evidence of these sorts of improvements then these can be shown on the Certificate and will likely increase the rating of your EPC.
• Solar Thermal, or Solar PV – An MCS certificate from contractor.
• Floor insulation/ sloping ceiling insulation – receipt from installers showing thickness fitted.
• Loft conversions year it was built – completion certificate, dated architectural drawings.
• Double glazing improvements made to the majority of the property – Fensa certificate, or dated receipt from the installers.
• Any type of wall insulation Internal/Cavity/External– {guarantee, or receipt from installer.}
These make the biggest difference

• The levels of insulation in the property.
• The heating system.
• The main source of fuel for heating the property
Main Source of Fuel
UK properties are typically heated by either of these fuel sources: gas, peak rate electric, off peak electric, oil, bulk or bottled LPG. So for instance a property or home heated by gas would cost you around 4.64 pence per kwh and the same property or home heated by bottled LPG 23p per kwh. {*source 2019 Nottingham Energy Partnership.} So with a typically semi using around 12,000 kwh to heat the home, it would cost you £696 to heat with gas as compared to £2,760 for bottled LPG.. Therefore running costs impacts the Energy Performance rating rating. Higher costs equals lower scores.
Levels Of Insulation
Good levels of insulation ensures that the demand on the heating system is kept down, and it also results in a more comfortable home with lower running costs.
The Heating System
An efficient heating system with good controls such as room thermostat, thermostatic valves and programmer helps to keep energy bills down. This all contributes to a better rating on the EPC.
These make less difference

This will come as a surprise, but upvc double glazing does not have as big an effect on the EPC as most people would think. Certainly not nearly as much as the heating, the insulation and the type of fuel used in the property as earlier mentioned. However, where it will have a larger effect, is when the house is up-graded from single glazing to double glazing. If you are upgrading from pre 2002 upvc double glazing, to current double glazing, this would only show as a small rise in the energy rating of the home.
With double glazing the perception is usually felt by the customer in terms of comfort from a reduction in draughts. Unfortunately the EPC doesn’t consider the condition of any specific item, this comfort gain is not measured.
Low Energy Lights
Again low energy lights does help the EPC as they are an inexpensive improvement that leads to reduced energy costs but nowhere near the same contribution as heating, insulation, and heating controls.

What Is The Minimum Rating For A Rental Property

This is where the landlord would need to work closely with the Energy Assessor to determine cost-effective ways to attain the standards.
If the landlord has spent up to £3500 and the property still doesn’t achieve an E, then the landlord can apply for an exemption. We’re happy to provide advice all the way.
How To Find If You Have A Valid EPC
More Info
A recently available article in the Telegraph taken from information on the register found that around 250,000 landlords are yet to conform to the new regulations. The information can be found here. Make sure you are not one of them. Over time, we anticipate an increasing number of Councils to get up to speed with enforcements.
The rules, nevertheless, are not intended to be onerous. The first step to take is to get an EPC lodged on the register and if it is lower than an E, to show you are taking or have taken actions to reach an E. Even if it doesn’t attain an E, there are specific exemptions that you may then be able to apply for. We can provide expect advice on every aspect of MEES.

Which Properties Are Exempt From Needing An EPC?
Can You Let A Property Without An Energy Performance Certificate?
The EPC rates a property from A 100 (the most efficient) to G 0 ( the least efficient). An average UK property is a D60. Rental properties must be at the least an E rating. If it is not an E then the property owner will need to undertake some of the recommendations on the EPC to improve the rating. If an E rating cannot be attained, then an exemption can be applied for by going to the Government website and applying for an exemption on the PRS register.
