Why You Need One

• For a remortgage
• Making a claim for funding under the Renewable Heat Incentive Scheme (RHI)
• Getting grant funding through the Energy Company Obligation Scheme (ECO)
All of the above illustrations refer to existing residential properties. If you have been asked by building control to produce an EPC in conjunction with recent building work, they are looking for what’s called a SAP EPC. This sort of EPC is called a SAP EPC and is required by building control to show compliance with building regulations for any recent construction work you might have undertaken. How To Get One Done
More Info
Your assessor will take dimensions of the property as well as gather specifics of the present lighting, heating system, glazing and existing insulation. It may take between 20 and 40 minutes, depending upon the complexity of the home..
The details are then entered into approved government software which then creates the EPC. The EPC is then lodged on the national EPC register and you should receive it by email typically in a couple of days. However, should you require your EPC quickly, for a modest additional fee, we will provide an EPC for you the same day day of the visit. We call this an express EPC.
That’s it, its all done. Your EPC is then valid for ten years

You can cancel with a full refund if you cancel within 24 hours of the visit.
Tips On How To Boost Your EPC Rating
Here we will offer you some simple guidelines to ensure that your EPC reflects your property in the very best light.
These will improve your EPC score

What we need to prevent is the Assessor putting into the software the term “as built” for items that are required where no proof is obtained. When the term “as built” has to be used then the software will default to the worst case scenario based on what would have been there when the property was built. This may have a negative impact on the {rating of the EPC}
If you can supply documentary evidence of any of these sorts of improvements then these can be shown on the EPC and will likely increase the rating of your EPC Certificate.
• Solar PV or Solar Thermal – An MCS certificate from installer.
• Floor insulation/ sloping ceiling insulation – receipt from installers showing thickness fitted.
• Loft conversions year it was built – completion certificate, dated architects drawings.
• Double glazing improvements made to the majority of the property – Fensa certificate, or dated receipt from the installers.
• Any wall insulation Internal/Cavity/External– Any guarantees, or receipts from the contractor
These make the biggest difference
More Info
• The levels of insulation in the property.
• The heating system.
• The main source of fuel for heating the property
Main Source of Fuel
UK properties are generally heated by either of these fuel sources: gas, peak rate electric, off peak electric, oil, bulk or bottled LPG. So for instance a house heated by gas would cost around 4.64 pence per kwh and the exact same house heated by bottled LPG 23p per kwh. {*source 2019 Nottingham Energy Partnership.} So with a typically semi which uses around 12,000 kwh to heat the property, it would cost £596 to heat by gas when compared with £2,760 for bottled LPG.. Therefore running costs impacts the Energy Performance rating score. Higher expenses equates to lower ratings.
Levels Of Insulation
Good levels of insulation ensures that the demand on the heating system is kept down, and it also results in a more comfortable home with lower running costs.
The Heating System
An efficient heating system with good controls such as room thermostat, thermostatic valves and programmer helps to keep energy bills down. This all contributes to a better rating on the EPC.
These make less difference
More Info
Although improvements to the double glazing does make a difference, the biggest difference is actually really achieved when upgrading from single glazed to doubled glazed. If you are upgrading from pre 2002 upvc double glazing, it will only show as a modest rise in the energy rating of the home. With upvc double glazing the perception is generally felt by the customer in terms of comfort from a reduction in draughts. As the EPC doesn’t look at the condition of any specific object, this comfort gain is not measured.
Low Energy Lights
Again low energy lighting does indeed help the EPC since they are a low cost improvement that leads to reduced energy costs but nowhere near the same contribution as insulation, heating and heating controls.

What Is The Minimum Rating For A Rental Property
More Info
This is when the landlord would need to work closely with the Energy Assessor to work out cost-effective ways to attain the standards.
If the landlord has expended up to £3500 and the property still doesn’t achieve an E, then the landlord can apply for an exemption. We’re happy to offer advice all the way.
How To Find If You Have A Valid EPC
More Info
A recently available post in the Telegraph taken from information on the register found that around 250,000 investors are yet to conform to the new rules. The information can be found here. Make sure you are not among them. Over time, we anticipate an increasing number of Local Authorities to get up to speed with enforcements.
These policies, however, are not meant to be onerous. The first step to take is to get an EPC lodged on the register and if it is below an E, to demonstrate that you are taking or have taken steps to reach an E. Even if it doesn’t reach an E, there are specific exemptions that you could then be able to apply for. We can provide expect advice on all aspects of MEES.

What Properties Do Not Require An EPC?
Is It Possible To Let A Property Without An EPC?
The EPC rates a property from A 100 (the most efficient) to G 0 ( the least efficient). An average UK property is a D60. Rental properties must be at the least an E rating. If it is not an E then the property owner will have to carry out some of the recommendations on the EPC to raise the rating. If an E rating can not be attained, then an exemption can be applied for by visiting the Government website and applying for an exemption on the PRS register.

It’s not to say you won’t be able to obtain the money when it is below an E, but there will probably be added clauses in the agreement.
