An EPC is carried out by a professional and approved domestic energy assessor. The Assessor has to visit the property to get the necessary information.

The Assessor will take dimensions of the property and also obtain information about the existing lighting, heating system, glazing and current insulation. A normal size property will take around 20 and 30 minutesto do..

The obtained information then entered into approved government software which then produces the EPC. The EPC Certificate is then lodged on the national EPC register and you will receive it by email typically in a couple of days. However, if you need to have your EPC urgently, for a modest additional fee, we will provide an EPC for you the same day day of the visit. We call this an express EPC.

In most cases your Assessor can get the majority of the information they require by just going around the property. The data entered into the software is based on evidence gathered during the visit.

What we should avoid is the Assessor putting into the software program the phrase “as built” for items that will be required where no proof is gathered. When the term “as built” needs to be used then the software will default to the worst case scenario based upon what would have been there when the property was built. This could have a negative impact on the {rating of the EPC}

Whenever you can provide documentary evidence of any of these types of improvements to the property then this can be shown on the Certificate and will likely improve the rating of your EPC Certificate.

The 3 mains things that have the most significant impact on the energy rating are:


• The heating system.
• The main source of fuel for heating the property
• The levels of insulation in the property.

Main Source of Fuel
UK homes are generally heated by either of these fuel sources: gas, peak rate electric, off peak electric, oil, bulk or bottled LPG. So for example a home heated by gas would cost you around 4.64 pence per kwh and the exact same home heated by bottled LPG 23p per kwh. {*source 2019 Nottingham Energy Partnership.} So with a typically semi-detached using around 12,000 kwh to heat the property, it would cost you £696 to heat by gas compared to £2,760 for bottled LPG.. Therefore running costs influences the EPC rating. Higher costs equals lower scores.

Levels Of Insulation
Good levels of insulation ensures that the demand on the heating system is kept down, and it also results in a more comfortable home with lower running costs.

The Heating System
An efficient heating system with good controls such as room thermostat, thermostatic valves and programmer helps to keep energy bills down. This all contributes to a better rating on the EPC.

Double glazing
This one will come as a surprise, but double glazing does not have as big an effect on the EPC as most people would think. Certainly not nearly as much as the heating, the insulation and the type of fuel used in the property as mentioned above. Where it will have a greater effect, is if the property is upgraded from single glazing to double glazing. When you are upgrading from pre 2002 double glazing, to current double glazing, this would only show as a small rise in the energy rating of the property.

With double glazing the perception is usually noticed by the customer in terms of comfort from a reduction in draughts. Because the EPC doesn’t consider the condition of any specific item, this comfort gain is not recorded.

 

Low Energy Lights
Again low energy lights does help the EPC because they are an inexpensive improvement that contributes to lower energy costs but nowhere near the same contribution as heating, insulation, and heating controls.

An EPC rates the property from an A, the highest, to a G the lowest. To legally rent a property, the energy rating must be not less than an E. The regulations that govern this is known as The Minimum Energy Efficiency Standard or (MEES) for short. To learn more about MEES go to the government website for landlord guidance.

If your property is currently an F or G it cannot legally be let on a new rental. Should there be an existing tenant in the property and the rating is lower than an E, then the landlord needs to do something to get the rating up to an E.

How To Find If You Have A Valid EPC

The Ministry of Housing Communities and Local Government have for the last 10 years kept a register of all Energy Performance Certificates. This register is located at www.epcregister.com. You should check here to see if your rentals have a valid Certificate and see that they meet at least the minimum E rating.

What Properties Do Not Require An EPC?

  • Can You Let A Property Without An EPC?
    The simple answer is No. From April 2020 all rental homes must have a valid EPC recorded on the EPC register. To legally rent a property the energy rating of the EPC has to be at least an “E”, or the property must have a valid exemption.

    The EPC rates a property from A 100 (the most efficient) to G 0 ( the least efficient). The average UK property is a D60. Rental properties should be at the least an E rating. If it is not an E then the landlord will have to undertake some of the recommendations on the EPC to lift the rating. If an E rating cannot be achieved, then an exemption can be applied for by visiting the Government website and applying for an exemption on the PRS register.

    What Is The Minimum EPC rating to Let A Property?
    The minimum EPC rating for rental is an ‘E’. The EPC rates a property from A, the best to G, the lowest. Dwellings rated F or G, from April 2020, cannot legally be let. Energy-efficient improvements will need to be made, or a valid exemption applied for.

    A fixed penalty charge of £200 can be issued for failure to comply in the following circumstances: on sale or rent the owner or landlord failed to make a valid domestic EPC available free of charge to the potential buyer or tenant at the earliest opportunity.
    Can An EPC Fail?
    No. The EPC is not a pass or fail. Having said that, different 3rd parties may require the EPC achieve a specified rating before they decide to continue. One example would be a bank loaning money against a rental property, will require the EPC is at least an “E”.
    What Does EPC E Mean?
    The EPC will rate the property either A,B,C,D,E,F, or G. An E rating is the legal minimum a dwelling can be to be able to rent out. Also, it is becoming the standard required by banking institutions when loaning money against a property.

    Can A Property Be Marketed Without Having An EPC?
    Yes a property can be advertised without an EPC subject to one having been booked to be carried out within 7 days. If after making all realistic attempts one cannot be done within that timeframe, then a further 21 days is permitted to get one.
    Is It A Legal Requirement For An EPC When Renting?
