An EPC is a legal report that provides recommendations on energy saving actions that can easily make a property inexpensive to run. EPC stands for Energy Performance Certificate. Very much the same as the energy rating seen on appliances, it will give the property a rating between an A (100) to a G (0). An average UK property is rated at a D60.

An EPC is carried out by a professional and approved domestic energy assessor. The Assessor must visit the property to get the necessary information.

Your assessor will take dimensions of the home plus collect specifics of the existing lighting, home heating, glazing and present insulation. It may take anywhere between 20 and 40 minutes, depending upon the complexity of the property..

The information is then input approved government software which then creates the certificate. The EPC Certificate will then be lodged on the national EPC register and you should receive it by email typically in 2 to 3 days. However, if you require your EPC urgently, for a small additional charge, we will produce an EPC for you the same day day of the visit. We call this an express EPC.

The data entered into the software is based on evidence which the Assessor collects during the visit. Typically your Assessor will get almost all the information whilst going around the home.

Your Assessor must take photographic or gather documentary evidence which is necessary for audit reasons. If no evidence is gathered then the Assessor has to enter the term “as built” in to the software program. In this instance the software will use what the property would have been built with determined by it’s age.

If you can supply documentary proof of any of these kinds of improvements to the property then these can be shown on the EPC and will probably help the rating of your EPC.

• Loft extensions year it was built – completion certificate, dated architectural drawings.

• Double glazing improvements made to the majority of the property – Fensa certificate, or dated receipt from the contractors.

The 3 mains items that have the biggest impact on the energy rating are:


• The levels of insulation in the property.
• The heating system.
• The main source of fuel for heating the property

Main Source of Fuel
UK homes are typically heated by either of these fuel sources: gas, peak rate electric, off peak electric, oil, bulk or bottled LPG. Double glazing
This will come as a shock, but upvc double glazing does not have as big an impact on the EPC as most people would imagine. Certainly not as much as the heating, the insulation and the type of fuel used as previously mentioned. Where it can have a greater effect, is if the house is upgraded from single glazing to double glazing. When you are upgrading from pre 2002 upvc double glazing, to current double glazing, this would only show as a small increase in the energy rating of the property.

With double glazing the perception is typically felt by the customer in terms of comfort from a decrease in draughts. Because the EPC doesn’t consider the condition of any particular item, this comfort gain is not measured.

 

Low Energy Lights
Again low energy lights does indeed help the EPC as they are an inexpensive improvement that contributes to reduced energy costs but nowhere near the same contribution as heating controls, heating system, and insulation.

What Is The Minimum Rating For A Rental Property

The Minimum Energy Efficiency Scheme (MEES) puts an onus on landlords to supply rented homes that meet a minimum standard of energy efficiency. All rented properties must be at least an energy rating of an E. If it is an F or a G rating, then the landlord will need to take steps to reach the minimum.

This is when the landlord must work closely with the Energy Assessor to determine cost effective solutions to attain the standards.

How To Find If You Have A Valid EPC

The Ministry of Housing Communities and Local Government have for the past 10 years kept a register of all EPCs. The register is located at www.epcregister.com. You should check here to find out if your rentals have a valid EPC and see that they meet at least the minimum E rating.

  • Is It Possible To Let A Property Without Having An Energy Performance Certificate?
    No. From April 2020 all rental homes need to have a valid EPC recorded on the EPC register. To legally rent a property the energy rating of the EPC has to be at least an “E”, or the property must have a valid exemption.

    The EPC rates a property from A 100 (the most efficient) to G 0 ( the least efficient). The rating of an typical UK property is a D60 Rental properties must be at least an E rating. If it is not an E then the property owner will need to carry out some of the recommendations on the EPC to raise the rating. If an E rating can not be attained, then an exemption can be applied for by visiting the Government website and applying for an exemption on the PRS register.

    What Is The Minimum EPC Rating To Let A Property?
    The minimum EPC rating for rental is an ‘E’. The EPC scores the property from A, the highest to G, the worst. Properties rated F or G, after April 2020, cannot legally be let. Energy Efficient improvements will need to be made, or a valid exemption applied for.
    What Is Penalty For Not Having An EPC?
    A fixed penalty charge of £200 can be issued for failure to comply in the following situations: on sale or rent the seller or landlord failed to make a valid domestic EPC available free of charge to the would-be buyer or tenant at the earliest opportunity.
    Can You Fail An EPC?
    Simply no. The EPC is not a pass or fail. However, different 3rd parties may require the EPC achieve a specific rating before they decide to proceed. One example might be a financial institution loaning funds against a rental property, might require the EPC is at least an “E”.
    What Does EPC E Mean?
